Open in TelegramGolem watches Prague rentals for you
A Telegram bot that hunts for a flat with you, day after day.
Searching by hand means 8+ sites, each with its own filters, the same flat posted twice, and small print about charges, the deposit (kauce) and the agency fee. Golem keeps track of all of it for you.
Named after the golem of Prague's legend, the clay helper that did the hard work.

- Sreality, Bezrealitky, Bazoš, UlovDomov, Expats.cz and more, spotting new flats in minutes.
- Picks
- Filters by city, layout (1+kk, 2+kk…), Prague districts, budget and size, and sends each flat once, even if it's reposted across several sites.
- Sends

- Checks
- Instead of decoding dozens of Czech ads by hand, tap Analyze: AI-backed review of legal and practical details, full monthly and move-in costs, and what to ask before you sign.

Long-term rentals in Prague: questions
Is Golem free?
Yes. Golem is free, and there are no payments in the bot.
Which sites and cities does Golem watch?
8+ Czech rental sites, among them Sreality, Bezrealitky, UlovDomov, iDNES Reality, Expats.cz and Bazoš, in Praha and the 12 other regional capitals, such as Brno, Ostrava and Plzeň. Not every site covers every city.
How fast does a new flat reach me?
Within minutes on the busiest sites, such as Sreality and Bazoš. Each site has its own pace, and at night Golem reads them less often.
What does 2+kk mean?
It is how Czech ads count rooms. The number is the rooms; the bathroom is not counted. 2+kk is two rooms with a kitchenette (kuchyňský kout) in one of them; 2+1 is two rooms and a separate kitchen. 5+ means five rooms or more. Atyp is an unusual layout, like a loft or a split-level flat. Pokoj is one room in a shared flat. In Golem you can pick several layouts at once.
What is the kauce, and what does moving in cost?
The kauce is the deposit: the owner keeps it until you move out. You usually pay it when you move in, with the first month's rent and, if an agency rents the flat, its fee (provize). Tap Analyze on a flat and Golem adds up the move-in cost from the ad.
How is Golem different from the alerts on Sreality or Bezrealitky?
A site's own alert watches only that site. Golem watches 8+ sites at once, sends each flat once even if it is on several of them, and adds Analyze for the cost and the small print.
